Rental Requirements

1.  Household monthly income to rent ratio of 2 ½ times (Co-signer income to rent ratio is 4 times with excellent credit)

•$575 - $1,437.50

•$620 - $1,550.00

•$650 - $1,625.00

•$700 - $1,750.00

•$720 - $1,800.00

•$775 - $1,937.50

4.  No Evictions

5.  No Bankruptcies

6.  No Unpaid Property Debt

7.  No Unpaid Utilities

 

Application Process Requirements

1.  All persons 18 years of age and over are required to fill out an application

2.  Copy of proof of income (Paystubs, income statement or latest tax return if self-employed)

3.  Copy of proof of residence (Utility, T.V., internet, telephone bill or Rental Agreement)

4.  Copy of two forms of Identification (Identification Card I.D., Driver’s License, Social Security Card, Birth Certificate, Passport, Military Identification or any government form of identification)

 

The application process takes between 1 and 3 business days.   An application fee for each adult of $28 must be paid by money order payable to Checkpoint if you fill out a printed application or $28 by credit card if application is completed online at https://dja.quickleasepro.com/p/new/955.  First month’s rent and deposits must be paid by money order payable to Carmichael Village.  A holding deposit of $200 can be paid only after being approved.  All fees must be paid prior to receiving keys to move-in.  No Cash.
